What does a 3D walkthrough cost?+
The launch price for the first three projects that place a full order is $3,000 for one unit type up to 120 m², with everything in the package. The regular price is $6,000 for the first unit type and $2,500 for each additional unit type in the same project. The full-project package is $28,000 and includes up to three unit types, one building exterior, exterior renders and shared spaces, a project film and short clips, as listed under the package. A larger scope is quoted in writing before work starts. Under the launch offer, 50% is paid after the renders of every room are approved and 50% when the full tour and film are approved. The files are delivered once payment is complete.
How do we get a free trial tour?+
The trial tour is offered to developers and project marketing teams, by fit and availability. After checking fit and availability, we build the living space of one unit type from your project plan, furnished and lit, and send a private link to review and view only, before you order the full tour. There is no commitment to continue; if you do, the space we built becomes part of the full tour. The three-project limit applies to the launch price and payment terms of a full order, not to the trial tour. A full order’s terms are set in a written agreement, including permission to publish the project and the process under its name, to measure results, and feedback.
How is this different from a walkthrough video?+
A video follows one fixed camera path. Here the buyer decides: follow the guided route, stop in a room, walk freely, lift the roof or clear the furniture. You get a film as well, recorded from the tour.
How is this different from a 3D scan or a 360 tour?+
A scan captures a space that already exists, so it cannot show a home that is not built. We build the home from your floor plan. A 360 tour jumps between fixed viewpoints; here buyers can also move freely through the rooms.
How long does it take?+
Work on one unit type takes up to 14 working days from the start of work on the full order, once all materials are in, not counting time waiting for approvals. The trial tour is scheduled separately, by fit and availability. For a full project, the schedule is set in the written quote, by the number of unit types and the scope.
Can you build it from a PDF floor plan?+
Yes. You can start from a sales plan as a PDF, a DWG file or a clear brochure page. We need a plan for each unit type in the project, and your selected finishes or a short style brief; photos of the site and its views help too. We send the plan back for review before the 3D model is built. It is made for selling before construction starts, and keeps working while the building is on site and once it is finished. Developers also call it an off-plan virtual tour, or an off-the-plan, pre-construction or presale virtual tour.
Will it match our renders and interior design?+
That is the method: each room is refined until it matches its approved render. Where a render disagrees with the plan, the plan wins and we tell you where.
We already work with an interior designer or an agency. Can you work with them?+
Yes. Your designer’s finishes and furniture can be the brief for the approved renders, and your agency or web team can install the package with our guide.
Where is it hosted, and what does hosting cost?+
You can host it on our link: the first year is free, then $110 a year. Or we deliver the tour files with an install guide for your web team, to place on your project site; then Megrel charges no hosting fee, and your site provider’s hosting costs are separate. While you review, we send a private preview link.
What changes are included?+
In the unit-type package, every step includes one round of changes. In the full-project package, two consolidated rounds of comments are included at each agreed step. Send your comments as one list and we make them before the next step starts. Our own mistakes are always fixed at no cost. Further rounds, or changes to a step you have already approved, are quoted before we start. Moving walls or furniture after the walkthrough is lit means lighting the home again, so we plan that as a new round.
What do buyers need to open it?+
One link and an up-to-date browser, with no app or sign-up. On iPhone, use Safari 16.4 or later. This 91 m² three-bedroom home downloads about 21 MB to open, and photo stops load as you reach them. On a phone, buyers swipe along the route, or use the touch stick and drag to walk freely.
Is Lumen Heights a real building?+
No. Lumen Heights is an illustrative demo we made to show the walkthrough, not a real development or a client project. Its window views are illustrative too; with photography from your site, your tour uses the real outlook.
